The proposal is for the change of use of a 3-bedroom dwelling (C3) into a 5-bedroom HMO (C4) for up to 5 occupants. Internal reconfiguration will provide compliant room sizes, shared kitchen/dining facilities, and necessary fire safety measures. No major external alterations are proposed. The scheme includes provision for secure cycle storage and waste management in line with local standards.

The proposal is for the construction of a single-storey rear extension projecting 3m from the original rear wall of the property. The extension will provide additional living space in the form of an open-plan kitchen and family area. The design respects the scale and character of the existing dwelling and neighbouring properties, with materials to match the original house. The proposal maintains adequate garden space and does not adversely affect light or privacy for adjoining occupiers.
